1 Assistance Amounts

Assistance depends on your household income relative to the Area Median Income (AMI):

  • Up to $75,000 for Very Low Income (≤ 50% AMI)
  • Up to $60,000 for Low Income (51%–80% AMI)
  • Up to $50,000 for Moderate Income (81%–140% AMI)

*HOME-funded files have slightly lower caps ($40k-$50k max). Most files are SHIP-funded.

  • First-time homebuyer (no ownership in last 3 years).
  • Must contribute at least 1% of purchase price.
  • Must complete 8-hour HUD-approved education.
  • Must qualify for a first mortgage.

  • Located inside City of Pembroke Pines limits.
  • Single-family, condo, townhouse, or villa.
  • Max Price (SHIP): $679,324.
  • Max Price (HOME): $418,000.

3 Forgiveness & Terms

The assistance is a 0% interest, deferred second mortgage. If you reside in the home as your primary residence for the full 10-year term, the loan is fully forgiven.

Note: Repayment is required if you sell, refinance (cash-out), rent out the property, or transfer title within the 10-year period.

Your Path to Homeownership

Follow these steps to secure your assistance funds.

1. Pre-Qualification

Get pre-approved with a participating lender for a 30-year fixed first mortgage. The city does not originate the first loan; you must bring your own financing.

2. Find a Home

Go under contract on an eligible property within Pembroke Pines city limits. It must be an existing home (no pre-construction) and under the price cap ($679,324 for SHIP).

3. Submit Application

Your lender will submit your package (contract + pre-approval) to CRAFLA. You will then schedule an appointment to income-certify your household.

4. Education & Approval

If approved, you receive a reservation of funds letter. You must also complete an 8-hour HUD-approved homebuyer education course.

5. Closing

CRAFLA reviews the final Closing Disclosure 48 hours before closing. Once cleared, you sign, close, and move into your new home!

What if I sell before 10 years?

If you sell, transfer title, or refinance (cash-out) before the 10-year term is up, you must repay the full amount of the assistance to the City.

Do I need good credit?

Yes. While the City helps with the down payment, you must still qualify for a standard first mortgage (FHA, Conventional, etc.) with an approved lender.
